In West Palm Beach, the MiMar Tower, designed by CRA-Carlo Ratti Associati, revolutionizes high-rise living with a 25-story structure that equalizes beautiful ocean views as a form of innovative design. This initiative transforms Florida‘s prized coastline into a shared amenity, not just a privilege for the few. Developed alongside Jeff Greene under Florida’s Live Local Act, MiMar integrates affordable and market-rate housing above the historic Datura Fire Station.

Daring Design and Innovative Features with Folded Facades

The tower’s striking folded geometry draws inspiration from Miami’s iconic Art Deco style. Each module of the facade angles toward the Atlantic, ensuring that every resident can enjoy a glimpse of the sea, traditionally reserved for pricier units. This zigzag facade design provides a seamless blend of privacy and panoramic views, challenging the conventional distribution of prime sightlines, embodying the principles of pioneering architecture.

Climate-Responsive Architecture

MiMar’s architecture harnesses South Florida’s sunny climate to its advantage. The building’s undulating folds act as both an aesthetic and functional feature, shading lower balconies and offering a dynamic response to seasonal changes. This holistic environmental approach negates the need for post-construction shading modifications, further showcasing the principles of bold design.

Community-Centered Infrastructure

The tower encourages social integration, with all residents accessing shared amenities and sea views through common lobbies and elevators. Forty percent of the units are dedicated to affordable housing, ensuring economic diversity within its structure. This spatial arrangement keeps its mixed-income ideology visible beyond the planning documents, reminiscent of Shand Road’s communal townhouses which also emphasize shared outdoor spaces, echoing innovative architecture’s aim of social transformation.

Honoring Civic Legacy with Modern Materials

At street level, MiMar respects its surroundings by featuring retail spaces along Datura Street and retaining the Datura Fire Station’s historical facade. This civic engagement extends into its construction, utilizing a hybrid structural system of mass timber and concrete. Such an approach supports Florida’s budding tall timber construction regulations and facilitates efficient, less disruptive building practices, pushing the boundaries of progressive architecture.
