“Two years ago, Lidan Sfadia and I sketched what at the time felt like a dream on paper,” developer Edward Grigoryan recalls. “A year ago, it was just dirt. Today, it’s a reality that still leaves me breathless with its Tuscan elegance.”

This vision has manifested as a sprawling, 7,300-square-foot U-shaped single-story home in Tarzana, a tranquil neighborhood in the San Fernando Valley. Blending Craftsman and Tuscan architectural elements, the residence centers around a lush courtyard, epitomizing indoor-outdoor living with profound Tuscan elegance.

The home greets you with Napa Valley-imported olive trees and limestone-clad walls accented by climbing vines. Entering through French iron-framed doors, you step onto tumbled limestone floors and into expansive spaces with 12-foot-high ceilings softened by Belgian linen drapery.

Warm greige plaster walls provide a serene backdrop, amplifying the natural materials used throughout. The U-shaped layout differentiates private quarters from public spaces, ensuring each area receives ample light and views of the central garden, where the pool resides amid rosemary, uniting architecture and landscape with Tuscan elegance.

For those inspired by exterior elegance, hiring a gardener can enhance your home’s natural beauty.

The Tuscan Elegance of Architecture and Landscape

“The home was designed around a massive central courtyard,” explains Sfadia, the LA-based developer and co-creator. A 35-foot bridge marks the entrance, leading to one of the home’s most striking features: an atrium housing an imported Bonsai tree, placed with precision using a crane. This Zen-like space offers a moment of reflection within the home.

Next to the atrium, the kitchen boasts custom oak cabinetry, a La Cornue oven, and an island of Bonsai marble, bringing a seamless connection to the design ethos. Sfadia and Grigoryan describe this as a “full circle moment.”

Tuscan villa inspiration is evident in the interiors designed to age gracefully. In the family room, a dramatic floor-to-ceiling fireplace anchors the space between two Belgian linen sofas from RH. A jute rug, Pierre Jeanneret-inspired chairs, and art by Zack Bayati add texture and warmth, all adding to the theme of Tuscan elegance.

In the breakfast nook, a custom travertine table pairs with woven dining chairs from Berber Imports. The living room, focused around another substantial fireplace, is softened by a wool rug and a custom brown suede sofa, completing the tranquil setting.

“It’s a resort-like home designed to infuse its inhabitants with peace and serenity,” says Sfadia. “Building a large, one-story home was a dream, and this one truly fulfilled it. With dramatic 12-foot ceilings and expansive windows, we achieved the balance of grandeur and livability,” he elaborates.

This perfect harmony, characterized by Tuscan elegance, was discovered by a couple from Malibu, looking for a haven of privacy and permanence, securing the home even before its market debut.
